Nairobi County Clarifies Title Deeds Status for Pangani, Jeevanjee Estates

The Nairobi County government has rejected reports claiming that the title deeds for the Pangani Affordable Housing Project and Jeevanjee Bachelors Estate are missing.

In a statement issued on Monday, Nairobi County Secretary Godfrey Akumali confirmed that the title deed for the 5.2-acre Pangani estate, registered as Nairobi/Block 40/474, is secure and currently held by Muriu, Mungai & Company Advocates. The firm represents Nairobi Pangani Estate Limited, a Special Purpose Vehicle (SPV) overseeing the project. Akumali further explained that the firm is assisting with the processing of sectional titles for the housing units being developed on the site.

“The certificate of lease for Pangani Estate was registered in the name of Nairobi City County on March 16, 2018, and was subsequently transferred to the SPV on September 20, 2018. No title has been lost,” the statement clarified.

Lydia Mathia, the Chief Officer for Urban and Housing Renewal, reported that the Pangani project is 45% complete. The developer aims for full completion by the end of 2026, with partial handovers beginning in January 2025.

As for the Jeevanjee Bachelors Housing Project, the county confirmed that the title deed for the estate (LR No. 209/5458) is held by a bank and is being used as collateral to secure financing for the project. The title is registered under another SPV, Nairobi Bachelors Estate Limited.

Mathia noted that the Jeevanjee project is 46% complete, with affordable housing units expected to be finished by December 2025 and market units scheduled for completion by September 2026.

These statements were issued in response to earlier reports suggesting that the title deeds for both projects had gone missing, which the county has now firmly denied.
